Job description

With over 15 years of experience in property development and management, our real estate clients are looking for an experienced and enthusiastic property manager to manage their growing property portfolio. Tasks and Responsibilities

Property
Management
1.
Operational Management:
Oversee the day-to-day operations of a residential, commercial, or mixed-use property.
Ensure tenant satisfaction by responding promptly to concerns and maintaining quality standards. 2. Tenant Relations:
Negotiate and administer rental agreements. Professionally handle tenant inquiries, complaints and requests.
3.
Budget Management:
Prepare and manage property budgets including revenue and expense forecasts. Monitor expenses and ensure cost-effectiveness of all property operations.
Construction
and Maintenance
4.
Project Management:
Coordinate and oversee property renovations, upgrades, and repairs.
Work closely with contractors, engineers, and architects to ensure construction projects are on schedule, on budget, and to safety standards.
5.
Building Maintenance:
Ensure buildings are maintained to a high standard.
Develop and implement preventive maintenance plans.
6.
Compliance:
Ensure all buildings comply with building codes, health and safety regulations, and zoning laws.
Stay up to date on industry trends and compliance standards. Strategic Planning

Capital Expenditures:
Evaluate property performance and recommend upgrades and capital expenditures to increase value and attractiveness.
8.
Market Analysis:
Conduct market research to ensure competitive lease rates.
Identify opportunities for growth or diversification of real estate assets. Management Tasks

Documentation:
Maintain accurate records of leases, construction projects, inspections, and financials.
10.
Reporting:
Report regularly to management or stakeholders on property status, construction progress, and financial status.

Qualifications and Experience
Qualifications


1st
Place Education:
Bachelor's degree in real estate, construction management, civil engineering, business administration or related field.
Secondary
Experience:
5+ years of experience in real estate management.
3+ years of experience in construction or related field.
3.
Skills and Abilities:
Thorough knowledge of construction practices, project management and building systems.
Excellent communication, negotiation and problem-solving skills.
Financial acumen with experience in budgeting and forecasting.

Knowledge of property management software and tools (Yardi, Buildium, Odoo, etc.).
â
Familiar with local real estate laws, regulations and building codes. 4. Certifications (Preferred):
Certified Property Manager (CPM) or equivalent.
Project Management Professional (PMP) certification.
